$476,500 – Rancho Santa Margarita Single Family REO – 3  bedroom, 2.5 bath, not quite 1500 square feet.  Prior sale 9/06 @ $640,000  [Still available 12/12! – It must not be very nice inside!  By now, I expect they will accept less!]

  1. I work at CurrentForeclosures.com a foreclosures site. I agree that there is always a big probability of finding a good deal among foreclosed properties. But it is prudent to look around and make researches in the desired area before considering buying a foreclosed house. There are foreclosures site which offer tips and news info to better guide potential buyers.

    Yes – you do need to do your research and homework before buying a foreclosure, or any other house. Although foreclosure properties are “as is,” buyers still need to conduct their own inspections and investigations during the contingency period.

    If they have a good agent, they will also know about all the comps in the area and know whether the REO property is really a good value, or just a “money pit.”

    Out of the 500+ foreclosed properties currently on the market in Orange County, I only highlight the few that are priced agressively for the current market.
